1. Scope of Services & Project Estimates
Made Deco Construction provides construction, structural repair, remodeling, painting, HVAC, and plumbing services.
- Estimates & Bids: All initial quotes, bids, and timeline estimates are based on visible site conditions and information provided by the client at the time of evaluation.
- Final Contracts: Detailed project timelines, material specifications, and fixed costs will be formalized in a separate written agreement signed by both parties prior to groundbreaking.
2. Payment Terms & Milestone Schedules
Payment arrangements are structured to ensure transparency and accountability throughout the project lifetime.
- Upfront Deposits: A standard deposit is required upon signing the contract to secure your schedule and cover initial material procurement.
- Progress Payments: Subsequent payments will be due upon reaching pre-defined project milestones outlined in your contract (e.g., framing completion, rough-in inspection, drywall installation).
- Final Payment: The final closing balance is due immediately following the completion of a joint walkthrough and final sign-off.
- Late Payments: Outstanding balances past the agreed due date may incur administrative fees or result in a temporary pause of site operations.
3. Change Orders & Modifications
Any adjustments, additions, or deletions to the original scope of work requested by the client after work has commenced must be processed through a formal Change Order.
- Every Change Order must be documented in writing, detailing the exact financial cost, material changes, and timeline impacts.
- No additional work will be executed without the client’s express written approval and signature.
4. Permits, Approvals & Site Access
- Permits: Unless explicitly stated otherwise in the contract, Made Deco Construction will secure necessary municipal permits and schedule trade inspections on behalf of the client.
- Site Access: The client agrees to grant our workers, supervisors, and subcontractors clear and safe access to the job site during agreed working hours.
- Utilities: The client must ensure that essential site utilities (electricity and running water) are functional and available throughout construction unless otherwise agreed.
5. Warranties & Workmanship
We take pride in delivering long-lasting structural quality and trade craftsmanship.
- We provide a standard warranty on labor and workmanship as outlined in your specific project contract.
- Third-party materials, fixtures, HVAC units, and appliances are covered strictly by their respective manufacturer warranties.
- Warranties do not cover damage resulting from pre-existing structural flaws not included in our scope, improper post-completion owner maintenance, normal wear and tear, or acts of nature.
6. Limitation of Liability
Made Deco Construction maintains active general liability and workers’ compensation insurance. However, Made Deco Construction shall not be held liable for indirect, incidental, or consequential damages, including temporary loss of property use or delays caused by severe weather, supply chain disruptions, or undisclosed hidden site defects (such as concealed rot or hazardous materials).
7. Intellectual Property & Site Media
All original designs, architectural plans, promotional text, and media content on this website remain the intellectual property of Made Deco Construction. We reserve the right to photograph completed projects for portfolio, marketing, and promotional use, ensuring client confidentiality and privacy are fully maintained.
8. Governing Law
These Terms and Conditions are governed by and construed in accordance with local and state laws. Any legal disputes arising from website usage or contractual agreements shall be handled within the appropriate local court jurisdiction.
